In these times of high crime statistics a Sole Agency is less of a security risk as only 1 set of keys and 1 person is responsible for the keys.

Open Mandates

Means that no particular agent is focused totally on your property and simply wants to conclude the sale before any other agents, which usually means that they will not obtain the best possible price for your property.

Remember, Buyers usually leave their names at all the show houses that they visit in an area and therefore most active agents have the same pool of Buyers which tells you the more agents working on your property does not add up to more potential buyers.
